The single-family house in Malinova Dolina comprises two above-ground floors and a semi-buried basement. The ground floor is organized as a “day” zone. A distinctive detail is the way façade elements extend into the living space, creating a fluid transition between interior and exterior. A double-height gallery defines the lounge area with fireplace, while the glazing is resolved with a curtain wall system. The kitchen is spacious and includes a pantry and an island. The staircase forms the architectural core of the house, highlighted with refined large-format cladding and cantilevered steps. This level also accommodates a study, a guest bedroom, and a bathroom.

The upper floor features a master bedroom with walk-in wardrobe and en-suite bathroom, two children’s rooms, a laundry room, a bathroom, and three balconies. The basement accommodates a wide range of functions. In addition to a large garage with workshop, it includes a yoga studio, a fitness room, a home spa, and a technical room.

The house is designed with a flat roof and skylight glazing above the corridor on the upper level. A large canopy provides passive shading. The volumes are carefully considered and balanced, while the color palette remains classic - white, black, and wood.

Thanks to a semi-buried level, the Malinova Dolina house achieves a level southern courtyard, despite the significant slope of the site.
The house is designed with passive shading and a generous veranda.
The southern façade is extensively glazed, with the double-height volumes resolved through a curtain wall system.
Cladding and white plaster are combined into a clean, well-defined composition. Façade profiles create joints that emphasize the main architectural lines.
The basement fitness area is illuminated by soft, pleasant light from roof glazing that is visible from the veranda.
The large bedroom balcony functions as a canopy over the outdoor dining area.
The house opens up to beautiful views of the beloved Vitosha Mountain.
The side pathway leads down to the basement level, where a double garage is located.
The entrance is highlighted by a canopy clad in HPL with a wood-effect finish, while the door is full-height.
The northern façade extends across three levels and is more closed and solid in character.
All façades are driven by function and orientation, resulting in a compact yet dynamic composition.
A key feature of the project is the semi-buried level, which enables the house to be positioned in the most optimal way on the site.
